Torremolinos and Marbella appear in the ranking of the 15 most expensive coastal towns to rent currently in Spain, with prices of 17.11 and 17.02 euros per square metre per month respectively.
Market values have risen by 150% compared to ten years ago in the case of Torremolinos and 124% in Marbella.
In the Fotocasa study, the towns of Benalmádena (16.53), Estepona (16.35), Mijas (15.43), Fuengirola (15.33), Málaga capital (14.94), Rincón de la Victoria (12.86), Vélez Málaga (12.65) and Torrox (10.68) also appear in prominent positions within the real estate market on the Spanish coast.
The coastal strip of the province of Málaga shows increases of more than 100% in all municipalities during the last ten years, doubling their prices compared to 2014, and with specific cases where they are close to tripling those market values.
In Benalmádena, the price increase in this period is 155%, in Estepona 189%, in Mijas 170%, in Fuengirola 122%, in Málaga capital 131%, in Rincón de la Victoria 120%, in Vélez Málaga 159% and in Torrox 191%.
"Coastal municipalities have high rental prices due to several key factors. First, their tourist appeal creates a constant and high demand, both from tourists and temporary residents. In addition, the supply of properties in these areas is limited, which increases competition between potential tenants.
“Proximity to the sea and privileged views also add value to properties, increasing their price. Finally, in many coastal areas, investments in infrastructure and improved services contribute to making these areas more desirable, further increasing demand in coastal areas," comments the director of studies and spokesperson for Fotocasa, María Matos.
