Figures from the General Council of Notaries, quoted by idealista, show that 69,690 homes were sold in Spain to foreign nationals in the second half of 2024, an increase of 10.3 per cent on the same period last year. Of this total, the majority of house sales were made to foreigners resident in Spain, up 11.8 per cent on the previous year. Non-Spanish residents accounted for 29,201 transactions, an increase of 8.2 per cent.
The Portuguese currently account for 44% of residential transactions carried out by non-resident foreigners in Extremadura and 11% in Galicia. And they also account for the number of house sales made by foreign residents in Galicia.
According to idealista, it was the British who bought the most houses in Spain during this period, totalling 6,048 transactions, followed by Moroccans, Germans, Romanians and Italians.
On average, buyers paid 2,362 euros per square metre for homes in Spain in the second half of the year, 8.6% more than in the same period in 2023. This is the highest figure in the historical series and was driven by the price paid by non-residents.
