The city of Murcia is the Spanish provincial capital where it is most profitable to buy a home to put it on the rental market, with a rate of 8.1% in the third quarter of the year, according to a study by idealista.

After Murcia are Lleida (7.6%), Huelva (7.4%), Jaén and Castellón de la Plana (7.2% in both cases), Ávila, Almería and Zamora (6.9%), Santa Cruz de Tenerife (6.8%) and Alicante, Cuenca, Palencia, Guadalajara and Córdoba (6.7%).

San Sebastián, on the other hand, is the city where profitability is lowest (3.9%), followed by Cádiz (4.5%), A Coruña (4.8%), Palma (4.8%) and Pamplona (4.9%). In Madrid, the profitability reaches 5.2% and in Barcelona it reaches 5.9%.

Similarly, the capital of the Region is the most profitable for investment in commercial premises, with 11.7%, followed by Girona (11.3%), Oviedo, Ávila and Zaragoza (10.9% in all three cases), Lleida (10.4%), Huelva (10.4%) and Santander (10%). In Barcelona and Madrid, the profitability is 8.1%.

On the other hand, the profitability of Palma (6.8%), Cuenca (7.1%), Jaén (7.3%), Teruel (7.4%) and Salamanca (7.6%) are at the opposite end.

In addition, Murcia is the Spanish capital with the highest profitability of investment in garages, with 8.7%, the same figure as Ávila, and closely followed by Castellón (8%) and Guadalajara (6.7%). In Barcelona the rate of return is 6.3% and in Madrid 5.4%.

The capital with the least profitable garages is Salamanca, with 2.9%, followed by Granada and Palencia (3.2%) and Vitoria (3.3%), Santander (3.5%), Valladolid (3.5%), Ourense and San Sebastián (3.6% in both cases). Salamanca is the only city where the profitability of garages is lower than the state bond.
